While Myrtle Beach is the place everyone thinks about when real estate on the Grand Strand is mentioned, Pawleys Island is a world apart. The small island resort town of Pawleys Island is one of the oldest resorts in America. The low density policy of the area has kept many developers from building the enormous high rise buildings and huge resorts. With Litchfield by the Sea being the biggest resort in Pawleys Island, the number of condos are a lot less than in Myrtle Beach.

This is one of the reasons Pawleys Island has not been effected by the real estate downturn like a lot of the resort of the country. There are Pawleys Island foreclosures but there are not nearly as many as there are in other parts of the country or even other parts of the Grand Strand.

The only ocean front condo resorts in Pawleys Island are Litchfield by the Sea and Litchfield Inn. Most of the ocean front areas have single family raised beach houses.
